Mobil station on Main Street in West Yarmouth sold for $1.6 million - Cape Cod Times

WEST YARMOUTH — The red Pegasus is back in action at the Mobil gas station at 601 Main St. in West Yarmouth. Closed for several months, the four fuel pump stations are up and running after Global Companies LLC sold the property to 601 Main Street LLC on April 7.  

The service station with two bays and 336-square-feet of store display space on 1.76 acres sold for $1.6 million, according to land court records at the Barnstable County Registry of Deeds. The property is assessed at $666,700, according to Yarmouth assessor records. 

The deed includes several stipulations that the buyer and seller have to abide by, given the use of the property. Buildings must be on slab foundations. New construction requires impermeable linings. Water wells can't be drilled. Living on site is prohibited. There’s an acknowledgment that land may have been contaminated or impacted by oil or other products, and that the buyer is liable for remediation of any contamination. The buyer is also responsible for daily inventory and tank maintenance readings.  

While the state’s Division of Standards ensures the accuracy of the pumps and that fuel meets certain standards of content and performance, Yarmouth must approve its own permits. Inspections by the fire department and health department are required. Building, electrical and plumbing inspectors must sign off on permits, too. All permits have been approved.

“We all do inspections to make sure the business is safe for the community,” Fire Lt. Matthew Bearse said.  

The fire department’s role is to make sure all underground storage tanks have been inspected within the last three years. The state Department of Environmental Protection regulates fuel storage tanks, but the fire department permits the storage of fluid, Bearse said. They also check all fire extinguishers on site and ensure records are up to date.  

A spokesperson for the state Office of Consumer Affairs and Business Regulation said Wednesday that gas stations are also required to hold an active motor fuel license from the Division of Standards. The license allows them to sell motor fuel and/or lubricating oils. If the license holder sells the station, the new owner must apply for and take out a new license. The licenses are $150 and are valid until the following January 1.

The price for regular gas on Wednesday was $3.89/gallon, on signs at the location.

According to the American Automobile Association, on Wednesday in Barnstable County the average price was $3.857/gallon.

A telephone number to call for repairs was listed on the side of the building. That number was not in service on Wednesday. Calls to the LLC agent for further information weren't immediately returned to the Times.
